I have had the opportunity to list (and sell) quite a few GREAT DEALS in the past few weeks. It amazes me how easy it is to sell a home when the PRICE IS RIGHT! WOW! The first 3 homes I listed from one investor that is liquidating his inventory I had offers (multiple offers) on DAY 1 on the market. It reminded me of 2003 when buyers had to race to a home to be able to get it!!! I have to admit it has been rather fun. I sure wish that the local banks in Northwest Arkansas would allow me to list their homes for them more often. The crazy thing is that I still did my normal process of making sure the home was in great showing condition, CLEAN and took nice photos (more than was really needed most likely - LOL ;) - I have a hard time doing a job with less than 100% of my ability... So many REO agents take a photo (if any) as they drive by the home - sometimes through a window. AND maybe this works for them... well it probably does as the price might sell the home... But I still feel buyers would like to see more photos and the home in its best shape - I would if I were the Buyer.
